About Mortgage Calculator

Use this calculator when you are weighing loan terms or deciding between equal installments and equal principal: enter an amount, a term and an annual rate, and it builds a month-by-month schedule with the standard fixed-rate, monthly-compounding formulas. That is all it does. It does not look up rates, and it does not model prepayment, LPR repricing, mixed commercial/provident-fund loans, fees or insurance, so treat the output as a basis for comparing options, not as a bank statement.

How to use it

  1. Pick the repayment method at the top: "Equal Installments" or "Equal Principal".
  2. Fill in "Loan amount" and choose "10k CNY" or "CNY" in the dropdown (the default is 100 in 10k CNY).
  3. Fill in "Loan term (years)" and "Annual rate (%)". The defaults of 30 years and 3.95% are placeholders; replace the rate with the one on your contract or bank page.
  4. Read the monthly payment, total interest and total repayment cards, then scan the "Repayment schedule". Only the first 12 rows show at first; "Show all" expands the full plan.
  5. To keep a copy, click "Export CSV". The file has installment number, payment, principal, interest and remaining balance, rounded to two decimals.

A computed example: 1,000,000 CNY, 30 years, 3.95%

Using the same formulas as the page: equal installments cost 4,745.37 CNY every month. In month one, 3,291.67 is interest and 1,453.71 is principal. The first 12 months carry about 39,180.69 of interest and leave a balance of 982,236.22, so less than 2% of the loan is repaid in year one. Total interest over 360 payments is 708,334.05. With equal principal, month one is 6,069.44 (2,777.78 principal plus 3,291.67 interest), the last month is 2,786.92, and total interest is 594,145.83, roughly 114,000 less than equal installments, at the price of a first payment about 1,324 higher. Shorten the term to 20 years and equal installments become 6,033.49 per month with 448,037.39 interest; equal principal runs from 7,458.33 down to 4,180.38 with 396,645.83 interest. The page displays amounts rounded to whole yuan, so you will see 4,745 or 708,334.

Supported range and known limitations

  • Math: monthly rate = annual rate / 12; number of payments = years x 12, rounded. Fractional terms work (12.5 years is 150 payments), and a 0% rate simply divides the principal evenly.
  • Amount and term must be above zero and the rate cannot be negative; otherwise you see "Please enter a valid loan amount, term and interest rate". There is no upper bound and no realism check.
  • An empty rate field is read as 0%, which makes the loan look unrealistically cheap, so double-check it.
  • Calculations run on unrounded decimals. Banks round each installment differently, so a real statement may differ by a few yuan.
  • Not modelled: prepayment, rate resets, grace periods, mixed loans and any fees.

Which method should I pick?

Equal installments give a constant payment that is easy to budget, but the early payments are mostly interest. Equal principal repays the same slice of principal each month, so payments shrink and total interest is lower, yet the first months hurt more. In the example above, if you can absorb about 1,300 CNY extra per month at the start, equal principal saves over a hundred thousand in interest; if you need slack in your cash flow, equal installments are the safer choice.

FAQ: what rate should I enter?

The actual annual rate on your contract or bank page. The 3.95% default is only an example, not any bank's current rate. If your loan floats with LPR, the result assumes today's rate never changes.

FAQ: why is my bank's payment a few yuan different?

Banks may handle rounding differences, daily interest accrual or a partial first period differently from the textbook formula. This tool assumes whole months, so a gap of a few to a few dozen yuan is normal; the bank's own schedule is authoritative.

FAQ: can it model early repayment?

No. It produces the full plan from disbursement to payoff and has no prepayment input. You can export the CSV and read the remaining balance after any installment for a rough estimate.

FAQ: what is the difference between CNY and 10k CNY?

It is only a unit switch; with 10k CNY the number is multiplied by 10,000. Entering 100 with 10k CNY equals entering 1000000 with CNY, so check the dropdown if results look off.
